Independent view
Ignacio's Take — Pros & Cons
My honest, independent view of 75 Broadway — the good and what you should know before reserving.
What I like
- Real boutique scarcity — only 106 residences, three per floor, each with a private elevator foyer. Plus 5 elevators for 106 homes (about 21 residences per elevator), an exceptional ratio for any building in Brickell.
- Unobstructed views from every home — all residences face south over Simpson Park, a protected ten-acre nature preserve, with water views. Steps from Brickell Avenue and the Metrorail.
- A world-class design team — architecture by KPF, interiors by Antonio Citterio Patricia Viel, landscape by Enzo Enea, Arclinea kitchens with Gaggenau appliances. Delivered fully finished, closets included.
- Lower execution risk — design is complete and construction permit applications were submitted before contracts, unlike the usual Miami model.
- A fully refundable reservation — 100% refundable until you sign the contract, plus a 15-day cancellation period after signing.
- A true residential community — no short-term rentals and no hotel component; long-term owners and residents only.
- The best floors are for residents — like at 1428 Brickell, Ytech places the key amenities at the top of the tower (Owner's Club on Level 51, rooftop garden & pool on Level 52), dedicating those spaces to residents instead of selling them as penthouses, which sit below the amenity levels.
What you should know
- High HOA — estimated around $2 per sq ft per month (roughly $3,300–$5,200/month depending on the residence). With only 106 homes, building costs are shared among few owners, and the butler service and wellness program have a cost.
- Timeline — estimated delivery December 2029, with 40% funded during construction. As a pure investment play, I'd actually prefer a longer runway — more time for appreciation before closing.
- Premium pricing — from about $1,820 per sq ft. You pay for quality and scarcity, not an entry-level price.
- Condo documents are not yet available during the reservation phase, so some details (such as final square footage) are still to be confirmed.
- South-facing means strong afternoon sun — the water views come with intense afternoon sun, so expect heavier air-conditioning use.
- Fewer amenities than larger towers — the smaller footprint means less amenity space. It's more exclusive and less crowded, but there are fewer options than in the big Brickell towers.
- Some layouts feel forced — the compact, angular footprint creates irregular shapes, and some floor plans are less intuitive than a standard rectangular layout.
